City of Port Phillip looks to add second storey to St Kilda’s Vineyard

The City of Port Phillip is planning to add a second storey to the popular Vineyard bar and restaurant in St Kilda – then sign a new lease with the long-standing sitting tenant.

The council is seeking community consultation prior to submitting formal renovation plans.

A new servery facing O’Donnell Gardens forms part of the application.

Upon completion, the restaurant will occupy a greater footprint than the current venue.

The Vineyard is operated by members of the Iodice family.

City of Port Phillip is considering offering a 15 year lease, at the market rate, following any renovation. The occupier can’t assign this lease for 10 years.

A landlord contribution of 50 per cent of the amount of the building works exceeding $1 million (but capped at $600,000), is also part of the redevelopment arrangement.

“The tenant must provide a community benefit as part of this proposed redevelopment,” the council added.

In mid-2016, City of Port Phillip removed car access from the Acland Street, St Kilda, retail strip, as part of a precinct revamp.

Later that year, the council re-opened a restaurant in Jacka Boulevard, St Kilda, leased to Stokehouse, which had been destroyed a couple of years by fire.

Council also recently renovated the Palais theatre, in the immediate vicinity of Vineyard and Stokehouse.
