Car Park Squeeze for Office Developers

Developer Complexity Project Services announced this week plans for a four-level 1200-square-metre office building at 2-4 Ross Place in South Melbourne with parking for 24 cars.

In Richmond, developer George Saade and David Tamir announced plans for a five-level, 3500 sq m office building at 543 Bridge Road, with parking for 91 cars.

In both cases, the car park ratio to office space is 2.4 per cent – which is, according to agents and developers, much lower than the previous industry standard of about 3 to 5 per cent.

Complexity Project Services director Adam Cole welcomes the changes. "The project is supporting a reduction in car use to increase amenity, reduce traffic conges-tion, provide less polluted air and encour-age safer conditions for pedestrians."
