Brunswick, Brunswick East Brunswick West suburb profile

Brunswick is about six kilometres north of Melbourne, connected to inner-city precincts below (Carlton North, Fitzroy North) and more traditional suburbs to its north (Coburg, Pascoe Vale South).

It and Brunswick East share the same postcode (3056).

Brunswick West is a separate suburb connected to Moonee Ponds and Parkville.

The area’s biggest activity centre is Sydney Road; smaller strips are in Lygon and Nicholson streets at East Brunswick.

There is also a large shopping complex, Barkly Square, near Princes Park.

According to the REIV, Brunswick’s median house price for the year to December, 2007, is $541,000 – up 26.4 per cent.

In Brunswick East over the same time, it increased 27.2pc to $567,750.

Brunswick West, where the homes are typically bigger and on larger blocks, is the priciest of the trio ($585,750, up 37.2pc in a year).

The Melbourne metropolitan average is $425,000 – up 12.6pc.

The REIV annualised median figures are considered more statistically reliable than the quarterly ones released throughout the year because they include a greater sample of sold properties.
