Ambulance Victoria commits to major Tally Ho office lease

In one of the largest suburban Melbourne office lease transactions this year – Ambulance Victoria has rented 3152 square metres at the Tally Ho business park, in Burwood East.

The refurbished space, levels two and four of 12 Wesley Court, was formerly occupied by software giant MYOB, which has been progressively moving its staff to Cremorne, where it will be headquartered from 2020.

JLL’s Joshua Tebb negotiated the 12 Wesley Court deal.

The broker said it was the first time this space has been bought to the market since the building was constructed in about 2001.

Ambulance Victoria’s new office has views over a human-made waterway.

Ambulance Victoria has taken a six year initial lease for the building.

Rent is undisclosed however similar quality (A-grade) space within the master-planned business park leases for between $280 to $320 per sqm per annum.

Ambulance Victoria already has two dispatch centres in Burwood East – including one in Tally Ho.

The Country Fire Authority and ESTA (which manages the 000 service) also occupies space within Tally Ho buildings at 8, 16 and 33 Lakeside Drive.

Developed in the 1990s on a 26 hectare site at the south-west corner of Burwood Highway and Springvale Road, Tally Ho contains 17 offices.

Last September, members of the Myer and Baillieu families sold one of them – a three-storey, 4509 sqm commercial building on a 1.7 hectare site at 12 Lakeside Drive – for $25.5 million.

China-backed investor Glorious Sun also paid $9.6 million for 16 Lakeside Drive 11 months ago – as we reported.

In April, we reported that St John’s Ambulance leased 904 sqm within the East Keilor office owner-occupied by Melbourne developer Pelligra Group. At the same time, St John’s Ambulance also committed to a 1420 sqm dispatch centre at 88 Dynon Road, West Melbourne.
