Glenstone buys outer-Sydney mixed-use site

The battle-axe shaped Emu Plains site spans 2.08 hectares.

Glenstone Constructions has bought an outer west Sydney site with plans for mixed-use retail, office and industrial complex.

The 2.08 hectare parcel, 170 Russell Street, Emu Plains, set it back $9,921,340 including GST.

Also fronting Old Bathurst Road, there is 160 metres of street frontage.

CBRE’s John Micallef and Alex Mirzaian were the agents.

Glenstone holds nearby sites.

Development planned

The Emu Plains holding has been subject to a rezoning proposal since 2021, when Bernard Le Boursicot applied to extend the E4 General Industrial zoning across the eastern portion (continues below).

The proposal initially received a “do not proceed” Gateway determination in June 2023 before being reviewed and revised in March 2024, subject to conditions.

It went on public exhibition in September and October 2025.

Two months ago it was returned to the NSW Department of Planning for final assessment and drafting of the amended local environmental plan.

Glenstone’s proposal will include convenience retail, commercial space and industrial buildings.

Emu Plains is about 58 kilometres from the CBD.
