Hill of Content building for lease

Having shed the low-rent paying, long-standing tenant – bookshop Hill of Content, which occupied 103 years – the new owner of 86 Bourke Street is reoffering it for lease.
The three level, 425 square metre unrenovated space is being marketed as a whole.
It comes a month after the last tenant relocated to part of the ex-Fast Eddy’s restaurant, up the road – actually a c1883 ex-shopping centre, now a strata investment, with two tenancies for sale.

Next chapter for Bourke Hill building
The 86 Bourke St landlord, Infinity Rain Wealth Ptd Ltd, paid $5.3 million after auction mid-last year, it said with plans to longer-term to occupy, with a Chinese restaurant.
At the time the lease was month-to-month.
The buyer could also have opted for vacant possession.
Developed in 1927, replacing a building where AH Spencer established the Hill of Content five years earlier, the property occupies 141 sqm also facing Mornane Place.
In a hospitality hotspot, it neighbours Guy Grossi’s Grossi Florentino and is opposite Chris Lucas’ Society.
Justin Hemmes also holds an amalgamation in the pocket, with Meyer Place and Little Collins St addresses, with longer-term plans for occupation.
