Sound Proof Walls Open Freeway Development Opportunities

The architect behind an apartment and townhouse development which backs onto the Western Ring Road in Sunshine West expects the success of the project to drive a wave of inquiry from land owners, who may not have thought of development as an option.

Hayball director and architect Tom Jordan said acoustic engineering is such that residents in an apartment building whose back wall is a thick “sound wall”, would hear traffic noise from the much quieter Fitzgerald Road nearby, moreso than the freeway offramp which it abuts.

Developer of the estate Millenium Properties, a joint venture between the Salta Group and Psaltis Ryobi Group, had to build a “sound wall” longer than 1 kilometre, to win council approval for the $40 million Glen Gala housing estate.

Glen Gala is near the former Sunshine Golf Course, which has been developed into a housing estate for Australand.

Mr Jordan said building townhouses into the 2-metre wide “sound wall” served to provide medium density housing in the Sunshine West area, as well as look more attractive to residents, than a tall imposing wall.
