Social welfare provider The Salvation Army is believed to have pocketed about $12 million from the sale of its eastern suburb office headquarters, in the leafy suburb of Surrey Hills about 14 kilometres from the CBD.
The new owner, an undisclosed developer, is likely to refurbish the 3-level, 3775 square metre building at 3 – 7 Hamilton Street into a mixed use project including retail, offices and apartments.
The Salvos occupied the building since 1994. In late 2006, it issued a leasing requirement for an office in Melbourne’s middle and outer eastern suburbs, eventually signing a deal for a building at Railway Parade Blackburn, where it will move next month.
Colliers International selling agent Peter Bremner confirmed the Mont Albert property sold when contacted by Capital Gain, but declined to elaborate on buyer, price or terms.
The site’s location – alongside the Mont Albert train station, yet off a major road – was always expected to arouse interest from developers, who could capitalise on strong office and residential demand for boutique buildings bearing a prestigious Surrey Hills address.
