Getting into the Port Melbourne spirit this week is the Rutherglen Wine and Spirit Company, which has pre-committed to a 4140-square-metre office warehouse building at Sarchi Property Development's Lorimer Business Park, opposite Pier 35.

RW&S, which supplies wine and spirits from the northern Victorian wine region to licensed restaurants, has signed a seven-year lease for the building, which is due to be completed in December.

The distributor will move from Ingles Street, Port Melbourne.

"RW&S Pty Ltd had required space to house its growing business and found Lorimer Business Park's close proximity to the CBD and CityLink, and the uninterrupted river views, along with the competitive rentals very attractive," said Lincoln Reynolds, Colliers International executive for industrial and investment sales, who negotiated the deal.

RW&S will pay a starting rent of $640,000 a year, or about $154.60 a square metre. The new building will include a 2882 sq m warehouse, 879 sq m office, 379 sq m showroom and 65 car spaces on site.

Sarchi Property Development bought the land off developer Austexx.
