Plans for a $180 million resort and convention centre on Phillip Island's central beach should be revealed by summer.

Isle of Wight Hotel owner David Gearing confirmed he had secured joint-venture interest to develop the 9188sqm site, in the town centre of Cowes, into a 255-room hotel with associated function centre, retail, wellbeing and gaming areas.

The development would include private apartments overlooking Cowes jetty and Western Port.

The Gearing family volunteered the site for redevelopment three years ago after winning a lengthy planning battle with the Bass Coast Shire Council to develop the pub. The family has owned the site since 1982 and proposed redevelopment once before.

Earlier this year, the Victorian Civil and Administrative Tribunal rejected an application by Lindsay Fox to build a $300 million golf course resort at the opposite end of the island, between his grand prix track and Pyramid Rock.
